As you enter the house, there is a small porch  which  provides extra insulation on cold winter nights.The mirror can be replaced with coat hooks if preferred.  New flooring  and pictures have been added

THE LOUNGE

4.47m(14'8") x 3.35m(11'0")

 The lounge is an important room and we have made this area both elegant and comfortable. It has been totally replastered and the walls have been given rich, warm colours. There are new curtains and curtain rail. It has modern UPVC double glazed windows.

 There is a new italian  marble fireplace designed to be in harmony with this old house. We have added a new electic fire in view of the recent increases in fuel bills . The fire and the fireplace both incorporate recessed lighting to give the room a special ambience.

  It is furnished with a Cintique settee and easy chair. There are new curtains/curtain rail and paintings have been added to the freshly decorated walls, to match the pastel colours. 

Please remember that we can remove our furnishings if this is required.

 There is a BT telephone socket and television aerial connection.

DINING KITCHEN

4.17m(13'8") x 4.11m(13'6")

It is a fully fitted kitchen with a gas cooker, refrigerator and a new 1200 washing machine. The attractive units have been enhanced by new tiling above the work top area. There is a large surface area of worktop on three sides of the kitchen area. There is an abundance of wall cupboards for storage including a tall, pull-out cupboard. There is a modern UPVC window and rear door.

A new condensing boiler with integrated controls has been fitted in the kitchen. This is not only safe but it will lower your energy Bills It gives you instant hot water so that you do not have to heat the water up separately. The radiators are fitted with thermostatic valves throughout so you have added control over the room temperatures. The central heating has a gas safety certificate.

The dining area shown below has a glass topped table and  chairs. There are also fitted units for extra storage.

There are good sized radiators in both the kitchen and dining area.

Adjoining the dining area is a walk in, under stairs cloakroom and storage area. Coat hooks have been provided and there is plenty of space for your vacuum cleaner and ironing board. You may wish to use the area for a tall freezer or similar appliance.

 There is a wired smoke alarm conforming to current regulations next to the cloakroom.

 BEDROOM  1

4.45m(14'7") x 3.38m(11'1")

It is a good sized room complete with a  new double bed ; wardrobes ; chest and bedside cabinet. It is freshly painted in bright colours.  New curtains and a curtain rail have been added.

The UPVC window is designed so that you can open both halves of the window. The outside windows can be cleaned from the inside with a liitle bit of aerobics !

 BEDROOM  2

4.19m(13'9") x 2.18m(7'2")

It is an attractive room with an open wardrobe area and wall cupboards. It has largely been replastered to give it a smooth modern appearance. It has a single bed and a new fitted carpet. There are new curtains and a modern UPVC window.

Please note that the bedroom is large enough for a double bed.

THE BATHROOM

3.28m(10'9") x 2.08m(7'2")

It is a good sized bathroom. The new wall to wall tiling is complemented by a new bath ; shower and heated towel rail. There is a large cupboard which had previously housed the hot water cylinder. It gives considerable extra storage. The photo below shows that there is also space between the end of the bath and the outside wall for another storage unit or appliance. The previous owner had a tumble drier there.

The landing area shown below allows separate access to all the upstairs rooms. There is a smoke alarm a the top of the stairs.
