"Building Site" ? Well, it's actually MUCH more than that !
This is a building plot in the middle of a small village in West Dorset, about five miles South of the town of Sherborne.
We called it West View; the previous owner called it "The Potager", and previously it was known simply as "
The pproperty is in South Street, Leigh, Dorset DT9 6JG , some six miles South of Sherborne.

The plot contains a building about 20 foot square - the size of a double garage - set in a small garden. It has a high ceiling, for it was built as a workshop in which to renovate a World War II army lorry.
This picture comes from Google's StreetView, which tends to distort things a bit - No, the building is NOT "squiff" as it looks in the picture !
... but just LOOK at that view ! The field over the hedge is "protected", so will never be built on. There are usually horses and ponies grazing there.

The property now has full Planning Permission for conversion into a two-bedroom dwelling. It was built with this in mind; for it has a proper damp-proof course, cavity walls and double-glazed windows and door.
There is electricity and a metered water supply, and a sewer connection, for there is a working loo, and a kitchen cabinet with sink - these are "temporary" but in use.
There is a re-cycled stair-case up to the roof space, but this may need to be replaced. It has a trussed roof, which will have to be replaced wwith an A--frame structure, though the roof tiles would be re-usable.
There is concrete hardstanding for two cars next to the road, and a third behind the six-foot-high wooden gates. There is also a small brick-and-tile shed, and a wooden greenhouse, set in a small lawn. Round the back is a concrete yard, with another lean-to shed roof.
The major work required is, first of all, to get "Building Regs Approval", for which architectural drawings will be required. The drawings already created and submitted for Planning Permission can be provided as .DXF files to provide a basis for these.
The major actual building works required are :-
- remove the roof;
- insert a suspended "first" floor
- raise the walls;
- erect new roof
Apart from those, the work would be a perfect do-it-yourself project that could provide a relatively cheap house for someone with the enterprise to get stuck in.

Unfortunately the Building Regs Department destroy their files after five years, so those detailed plans no longer exist.
